As an Electrical Engineer, you will be providing Technical inputs related to Electrical systems in day to day functioning of Facilities (Residential & Commercial) Maintenance including contributing for improvement projects.
Key accountabilities of the job:
Ensure all major electrical systems within the Commercial and Residential buildings are periodically serviced and maintained. Take responsibility of ensuring that electrical systems in all properties are functional at all times carrying our timely Reactive and preventative Maintenance.
Prepare the scope of work for all electrical modification and replacement works. Prepare SOP’s for all activities related to maintenance and handling of electrical systems in Commercial and Residential properties.
Ensure all devices and tools that are used and operated by the entire QRFM team for Reactive and Preventative maintenance are calibrated. Ensure the records for such calibration are maintained at all times.
Periodically (recommended every 6 months) organize QA/QC for all of the devices and tools used and operated by the entire QRFM team to ensure quality of the product, quality control and life of the product has not come to its useful end.
Conduct annual Thermographic inspection survey as part of PPM.
Organize annual PAT testing for all appliances as part of PPM.
Organize periodic training and refreshers (recommended every 3 months) for the entire QRFM team with regards MEP systems.
Inspect the existing electrical systems and advise on major repairs/replacement.
Undertake periodic / routine inspections of all systems at QR Facilities (Residential & Commercial) including stand by equipment like Generators, pumps etc. for functional readiness.
Organize or direct for Stand-by generators in the event of any planned or unplanned power interruption at any of the Commercial and Residential properties.
Support the entire QRFM team on a 24 x 7 x 365 during on any planned activity or failure of any electrical system at the property which could effect and disrupt one or multiple occupants of the property.
Organize and prepare alternative solutions in the event of a failure of any electrical system at the property which could effect and disrupt one or multiple occupants of the property.
Review the MEP works at new properties, snag and provide feedback and recommendations to the Property team.
Ensure that industry standard and OEM recommendation are followed and practiced in every activity.
Organize periodic training and refreshers (recommended every 3 months) for the entire QRFM team with regards MEP systems.
Perform other department duties related to his/ her position as directed by Head of Department.
Experience in Gulf region having a certificate of registration with authorities from any of the Gulf countries where the applicant has resided.
Minimum 5 years relevant experience.
Experience of MEP Engineer- Electrical with reputed organizations in Gulf Countries.
Experience of managing a large property portfolio; ideally more than 50+ buildings.
Experience of working with Contracting and Consulting Companies on Major Construction Projects Electrical Engineer / Project Engineer
Job Specific Skills:
Must be fully conversant with Design & Installation of Electrical systems (Power, Lighting etc.)
Aware of safety standards, codes and Government regulations that have to be followed for installation of the electrical systems.
Should have ability to capture scope of works for improvement projects, assist in procurement process, supervise the installation and confirm the commissioning.
Should have excellent communication skills to interact with employees from other departments as well as from building landlords’, Contractors, Consultants and service providers. Should have the ability to interact with third party Consultants and Technical team from the Government Authorities.
Should be well conversant with procurement and ordering related consumables and minor items required for day to day maintenance.
