Dubai: Tenant Liability for Accidental Damage During Maintenance?

Under Article 16 of Law No. 26 of 2007, landlords are generally responsible for maintenance and repairs unless otherwise agreed. However, if damage occurs due to a tenant’s actions, they may need to cover the repair costs themselves.
Tenants are required to maintain the property in good condition and cannot make any changes without the landlord’s permission, as stipulated in Article 19 of the Dubai Rent Law.
When the lease ends, tenants must return the property in its original condition, barring normal wear and tear.
Disputes regarding property conditions can be resolved by the Rental Dispute Settlement Centre. Legal experts advise that if damage results from a tenant’s fault, they may be liable for repairs, emphasizing the importance of understanding rental agreements and local laws.
