Dubai: Who Pays Maintenance Costs in Rentals: Landlords or Tenants?

In Dubai, the question of who is responsible for maintenance costs related to wear and tear in rental properties is a common concern among tenants.

This is outlined in Article 16 of Law No. (26) of 2007, which regulates landlord-tenant relationships in the emirate.
For instance, a tenant who has lived in the same apartment for five years may find that general wear and tear necessitates repainting. In such cases, unless the rental agreement specifies otherwise, the landlord is typically obligated to cover these costs.
If a landlord refuses to address maintenance issues, tenants are advised to review their rental contracts for any clauses regarding maintenance responsibilities.
If the contract is silent on this issue, tenants can approach their landlords for resolution. Should that fail, tenants have the option to file a complaint with the Dubai Rental Dispute Centre, which is equipped to handle such disputes.
