Dubai’s Crackdown on Illegal Room Partitions: What Renters Should Know

Dubai authorities have intensified inspections targeting illegal room partitions and overcrowded housing.
The Dubai Municipality, in collaboration with the Dubai Land Department and Civil Defense, is focusing on residential areas such as Deira, Al Riqqa, Satwa, and Al Barsha.

Renters are reminded of their rights and responsibilities under Dubai Rental Law. Subletting is only permitted with written consent from the landlord, and tenants cannot make structural changes without prior approval.
Unauthorized modifications, including installing partitions, can lead to eviction and legal action.
Furthermore, all residents must be registered in the Ejari system to ensure compliance with local regulations. Occupancy limits are strictly enforced to prevent overcrowding, with guidelines typically requiring at least 40 to 200 square feet per person.
Authorities emphasize that illegal partitions pose safety risks, including blocked emergency exits and violations of fire safety codes.
Tenants are advised to seek landlord permission before making any changes and to ensure all occupants are documented legally to avoid penalties.
